If you haven’t heard yet, we are no longer in the seller’s market. You can’t sell the property the same way you used to. It’s that easy. I have been in sales and marketing for over 25 years. I have bought and sold Millions of dollars in real estate, Residential and Commercial, and one thing I know for sure is this: If you continue to use the same methods to sell your real estate in this market, you will also continue to get the same results. . If you’re happy with that, great, if not, you have to change your method.

Here’s something to remember: “Easily Obtained, Seldom Wanted” What that means is this: If anything is plentiful, there is no urgency to buy now! And what happens to prices when there is an abundance of anything? You got it; down This is true of everything, not just real estate.

So if you price your home the same way hundreds or thousands of other properties do, why should anyone buy yours or give you the price they want? The short answer is; they probably won’t. They are thinking automatically, for example; if your property is priced at 200,000.00, they can get it for less. Your home may really be a bargain at that price and you priced it for a quick sale. That may be the advice you got from an agent or you just thought it was the right thing to do. Big mistake. You’ve probably been told that you have to price it low to sell it fast in today’s market. This is not necessarily the case and could actually make selling your home more difficult. Not all real estate agents are necessarily salespeople or marketers, they didn’t have to be in the seller’s market before, but that has changed and those days may be long gone.

Be sure to find an agent who has a marketing system or plan for selling your home that is more than listing it on the MLS and placing an ad in the newspaper. So if you just want your property listed, call any agent, they can all handle that task, but if you want it to be sold, you need to use a qualified seller or marketer. The first rule is Never Never Never Show the buyer all your cards up front or you will lose every time. When I began my sales career 29 years ago, I was taught to never fire all your bullets forward or you’ll never win the war, and this is precisely what you’re doing by listing your house too low to begin with. If you already have a low price, where do you go from here? Where does your buyer expect you to go from here? You have it, even lower. THIS IS NOT THE WAY TO SELL IN THIS MARKET.

You must create an urgency to act now and the only way to do that is to invoke the most powerful human emotion, the “Fear of Losing”. A savvy salesperson knows this and uses it to their advantage. If you think you’re going to lose something, you’ll double down to get it, rather than if you just find a good deal on something.

Although it may be a good deal, there is no urgency to take action. Reality: 9 out of 10 people procrastinate and miss every great deal they come across because no one gives them a reason to act. Why do you think auctions are a great sales tool? Why almost always everything is sold at auction, even if it is scrap? Why do things sometimes sell for more than they’re worth at auction?

Because someone else is bidding against you and the fear of losing or not winning the bid is now as important and motivating a factor as what you are bidding on. When you bid on something, you take mental ownership of it at that moment and someone who bids against you is trying to take what you have already mentally claimed! It’s yours how dare they try to take it. Why do things actually sell for more than they’re worth or more than they would have just by putting them up for sale? Simple, it’s called “Emotion”. Shoppers almost always buy based on emotion; then they will try to defend their purchase logically. We have all heard; but got a great deal or was on sale. Baloney! You bought it because you wanted it. If it wasn’t a basic need, you bought based on emotion.

How do you create this urgency or fear of losing? Easy if you know how, you just have to make your property scarce or limited in some way. This is what my sales method will do for you.
